So often one of the first questions  people ask when we measure for a basement remodel is "How much do you think this is going to cost?" Although there are a lot of factors to consider when pricing a basement we have tried to set a guideline for pricing out an 800 square foot basment area at three different levels.  This is not a guarantee that your basement  project will price out the same way,  but it will give you a good idea of what to figure.

These examples are figured with a full bath which includes a shower, sink and toilet.

Price A:

  • Traditional basement framing including 2 x 4 walls
  • Boxing in all duct work and beams
  • R-13 Fiberglass insulation in all outside walls and seal and caulk package
  • 1/2" drywall on all walls and boxed in areas and behind the stairs to meet code
  • Run all necessary heat runs and cold air returns from existing furnace
  • Plumbing for full bath with cultured marble sink top and white toilet with chrome faucet and 1- 3' fiberglass shower unit with in white with chrome faucet
  • 1 chrome standard shower door
  • 30" wide Aristokraft sink vanity
  • Wiring of outlets to code, 10 recessed lights, 1 light over vanity, 1 bath exhaust fan, 1 smoke detector, 4 single pole switches, 1 dimmer switch and 2- 3 way switches, 1 phone outlet and 1 cable outlet and 2 circuits
  • 6-Panel primed white hollow core Masonite interior doors
  • Pre-primed white wood base and door trim, shoe molding in tile areas
  • Wrap two posts with drywall and install base around the bottom and head molding around the top to make look like columns
  • Poplar wood railing on one side of stairs up to third tread
  • 2' x 2' Armstrong suspended ceiling panels with white grid work
  • Install head molding around perimeter of all walls where the suspended ceiling will be installed
  • Custom valances around 2 basement windows and around bottom of stairwell to allow for installation of suspended ceiling
  • Tile floor in bath
  • 3-D computer drawing with full rendering visualization session with client
  • Complete plans, prints and permits
  • Constant email updates and communication
  • Carpet provided by owner
  • Painting provided by owner
  • Bath accessories and mirror provided by owner
  • Light fixtures, except for recessed lights, provided by owner

Approximate Price: $20,000

Price B:

  • Same as Price A except for the following
  • Carpeting in all finished areas except bath
  • Painting of walls, all trim, interior doors and railing
  • Bath accessories installed
  • Light fixtures and mirror provided by owner

Approximate Price: $25,000

Price C:

  • Same as Price B except for the following
  • Upgrade to 6 panel solid poplar interior doors
  • Upgrade to higher poplar baseboard
  • Upgrade to wider poplar door trim
  • Full Crown molding around perimeter of walls where the suspended ceiling will be installed
  • Upgrade to bull nose edged ceiling tiles
  • Brass faucets in bath
  • Almond or bisque fixtures in bath
  • Full width mirror with wood trim over vanity
  • 4 Additional recessed lights
  • Dimmers on all recessed lights
  • Brass Shower Door
  • Wrap 2 posts with poplar wood and add higher base at bottom and crown at top to look like wood column

These prices are for your convenience to give you and idea of about what it would cost to finish your basement.

Prices will vary depending on the actual area to finished, existing plumbing access and final choices of materials to be used.
